Overview
- NERAMAC invites proposals from eligible public/private entities for leasing an industrial property located at Teldhala Village, Mankachar, Assam on an “As Is Where Is” basis. The property includes land, structures, and plant & machinery of a former cashew processing unit.

Scope of Work
- Selected bidder will be responsible for:
- Leasing and utilizing ~6 Bigha industrial property with existing infrastructure.
- Establishing commercial/agri-related business operations.
- Maintaining property, utilities, security, and statutory compliance.
- Ensuring proper utilization and preventing encroachment.
- Bearing costs for electricity, water, and maintenance.
- Seeking approval for any major modifications to infrastructure.
- Starting operations after a 2-month gestation period.
Lease Duration: 15 years (renewable at NERAMAC discretion).
Pre-Qualification Criteria
Eligible participants may be:
- Individual / Proprietorship
- Registered Firm / Partnership
- Cooperative Society
- Company under Companies Act
- Joint Venture (Max 2 partners)
- Participants must demonstrate financial capability to invest and run the facility.
- Preference will be given to bidders with experience in agriculture or allied sectors in North East India.
Eligibility Criteria

- Registration documents (as applicable)
- Trade License
- GST Registration / FSSAI (or ability to obtain)
- Power of Attorney / Authority Letter
- Bank Solvency Certificate
- Acceptance of RFP terms and site inspection
Award Criteria:
- Contract awarded to the bidder offering highest monthly lease rent.
Financial Criteria
- Security Deposit: 6 months lease rent + taxes
- Deposit timeline: Within 10 days of Lease Agreement
- Lease rent proposed by bidder in financial proposal.
- Investment capability required (own funds / loans).
